Those black streaks running down your roof are not dirt and they are not stains. They are a living algae called Gloeocapsa magma, and it feeds on the limestone filler in asphalt shingles. Left alone it spreads across the whole roof and works its way under the granules.
The wrong way to remove it is a pressure washer. High pressure blasts the protective granules off the shingle surface, and once those granules are gone the shingle is exposed to UV and fails years early. Plenty of roofs have been ruined by someone trying to clean them.
We soft wash instead. A cleaning solution is applied at low pressure, it kills the algae and the moss, and the roof rinses clean without a single granule being disturbed. This is the method the asphalt shingle industry itself recommends.

Will roof cleaning void my shingle warranty?
Soft washing is the method asphalt shingle manufacturers recommend. Pressure washing a roof is what causes granule loss and warranty problems, and that is exactly what we do not do.
How long until the streaks come back?
Soft washing kills the algae rather than just knocking the surface layer off, so it takes far longer to return than it would after a pressure wash. Shaded roofs under heavy tree cover will regrow sooner than roofs in full sun.
Can you clean a metal or tile roof?
Yes. The approach changes with the material, so tell us what you have when you request a quote and we will match the method to the roof.
Do you walk on the roof?
Only when the pitch and condition make it safe and necessary. Most of the work is done from ladders and from the ground, which is safer for the roof and for us.
Will the runoff hurt my landscaping?
We saturate everything below the roofline with clean water before we start and rinse it again when we finish, so nothing sits on the plants.
